A Line That Should Be in the Reserve

Garage restoration is predictable in kind and unpredictable in quantity, which makes it a reserve item that almost nobody reserves for.

It arrives as a shock, having been visible for years

A garage deteriorates gradually and visibly for a decade, then requires a large sum all at once. Because it was never in the reserve, it becomes a special assessment or an unbudgeted capital call — which is a funding crisis created entirely by the absence of a line item.

The other thing reserve studies routinely understate is the traffic coating. It is a wearing surface with a finite life, it protects everything below it, and it is frequently either absent from the study or folded into a general structure allowance that hides when it is actually due.
