The Structure That Gets Inspected Last

Romco Builders is a licensed Florida general contractor. A parking garage is the most exposed structure most properties own, and it is the one nobody looks at until concrete lands on a car.

Why we will not assess and repair

A contractor who assesses a garage and then prices the repairs has an incentive to find more, and the owner has no independent check on the scope.

So the assessment should come from a structural engineer who is not doing the work — with sounding and chloride testing, not a visual walk. We price and build what they specify.

Why unit rates, not a lump sum

Nobody knows how much deteriorated concrete there is until it is opened. A fixed price given before sounding is either padded or thin, and the thin one becomes an argument in front of whoever approved the budget.

Rates fixed at award, quantities estimated by the engineer, actuals measured and engineer-verified, reported monthly. It feels less certain and it is considerably more controlled.

What we will not do

Coat over unrepaired concrete. Remove only the visible spall and leave contaminated material against the steel. Cut into a post-tensioned slab without locating the tendons. Reopen a phase before the cure time is complete.

Each of those produces a visible result for less money, and each is a way of paying for the same work twice.
